Located in the second phase of the “Central Square” district, the architectural project for block 46 fully fits in with the vision of the urban project developed by KCAP and Agora between Terrasse des Hauts-Fourneaux/Cité des Sciences and Parc Belval Sud.
The layout of the number of storeys and the setbacks on the upper floors are intended to reinforce the desired high point at the north-west corner of the plot. The setbacks of the upper floors in the south-west corner accentuate the emergence of the neighbouring high volume. The office building also asserts itself at the south-east corner. While the facade is very sober, the different parts stand out, and offer a different face and silhouette from each perspective.
The project’s multifunctional program ensures a lively character both day and night. Although the vast majority of the block is devoted to offices, the residential units benefit from a privileged location by occupying the volume at the highest point of the plot. In fact, the high, south-westerly position of this small 37-unit tower is extremely positive for future residents, who will be able to exploit the exceptional urban views and the ideal orientation.
The northern part of the ground floor, with its human-scale arcade, will be used for shops, particularly restaurants, which will be able to enjoy terraces in the pedestrian area.
The south-east part of the project is devoted to 9,468 m2 of urban office space, divided into small units of 300 to 400 m2 to offer optimum flexibility to operators and future occupants.
The TWIST multifunctional complex, with its sober details and the quality of its facilities, will help to enliven the heart of the Belval urban project.
